- 20 Lots with Protective Covenants and Architectural Review
- Minimum House size:
- Ranch: 2,200 s. f. minimum, 4,000 s. f. maximum
- 1 1/2 and 2 Story: 2,700 s. f. with 1,500 s. f. first floor minimum, 6,000 s. f. maximum
- Building Material Requirements:
- 25% of front elevation shall include brick or stone
- Natural siding materials including cement board
- Vinyl and aluminum may be used on a limited basis
- Aluminum clad windows are allowed
- Roofing material: 30 year dimensional asphalt shingles, cedar shake or slate tile
- Fireplace chase exteriors: brick, stone or stucco
- Driveways: Concrete, asphalt, or brick pavers
- Garages and Shed:
- Accessory sheds and garages are allowed
- Side entry attached garage required with a two car minimum andfour car maximum
- Fences are allowed with specific Architectural Control Committee approval
- In-ground swimming pools and temporary above ground pools are allowed
- Private well, mound system and underground utilities
- Setbacks:
- Street: 50 Feet (Lots 16-20)
- 75 Feet (Lots 1, 9 and 15)
- 100 Feet (for all remaining)
- Side: 40 Feet if the side lot line adjoins another Lot; 50 feet for
side lot line adjoining open space (except for Lot 20, which
east side set back shall be 125 feet)
- Rear: Building pad is 125’ deep (Lots 1,9 &15)
- Building pad is 100’ deep on all other lots
- All lots shall have a standard lamppost and mailbox purchased through the
Developer.
